Salary Range: $26.2921 - $33.5165/hour. Salary reflects Step 1 and Step 6 of a 7-step pay scale. Salary at hiring will be dependent on the applicant's education, experience, and training.

Job Summary:The Facilities Maintenance Mechanic performs a combination of routine equipment maintenance and intermediate troubleshooting of malfunctions relating to plumbing, HVAC, electrical and mechanical equipment. Incumbents combine a daily and weekly preventive maintenance routine with responses to immediate repair requests. Duties may include work on the immediate grounds and parking areas associated with an assigned facility. Duties may include being observant of potential safety and security problems. Incumbents regularly work independently on the more complex repairs or equipment replacement activities.
Scope of Responsibility:Work typically involves working within established precedents and with limited need for supervision and technical advice. Makes non-routine choices within established precedent, considering objectives, under limited supervision, where positive and negative impact directly or indirectly affects the function and output of the work unit or team, with limited financial impact. Performs intermediate troubleshooting or analysis; problems require interpretation of data using generally prescribed procedures. Failures and successes impact the department or functional operations, with moderate financial impact on the overall organization. Requires frequent interaction to provide basic information and/or occasional interaction requiring detailed procedural explanations or technical responses, where relationships involve cooperation within the overall organization and/or directly interfacing with individual customers or vendors.
Perform routine and non-routine preventive and repair maintenance of facilities- Replace motors, pumps, belts, filters and other HVAC equipment.
- Operate and troubleshoot computer/electronic building control systems equipment and adjust, reprogram or repair controls as needed.
- Repair or replace water heaters, sinks, toilets or other plumbing fixtures.
- Replace lubricants in pumps and motors and may add refrigerant fluid to compressors.
- Replace lights, light fixtures, heating elements, switches and other basic electrical items not requiring an electrician; or assist electricians with repairs.
- Install, adjust, repair and inspect heating, ventilation, and air conditioning equipment including forced air furnaces, boilers, water pumps, chillers, air conditioning units, exhaust fans, air filters, compressors, cooling towers and heat exchangers.
- Maintain preventative maintenance records and logs.
- Maintain and repair City facilities, equipment and buildings by performing a variety of skilled and semi-skilled carpentry, electrical, painting, plumbing, and mechanical repair work.
- Operate, maintain and repair a variety of mechanical tools and equipment such as power saws, power sanders, drills, air compressors, paint sprayers, sewer augers, and various hand tools required for carpentry, plumbing and maintenance skills.
- Evaluate winter weather conditions and operate snow removal equipment, dispense de-icing products and sand, and other snow removal measures, as needed, to provide safe pathways for staff, vendors, contractors, citizens and visitors.
Observe people or conditions that may present a threat to safety and security and report them to the proper authorities.- Respond to tenant and public inquiries in a courteous manner; provide information within the area of assignment; resolve complaints in an efficient and timely manner.
- Assist in security measures and participate in emergency plans. Provide assistance during emergency events and training.
Perform additional facilities duties of a less routine nature- Perform carpentry work including the construction, installation, remodeling and repairing of cabinets, partitions, walls, windows, doors, roofs, and flooring.
- Read and interpret schematics, diagrams and blueprints.
- Assist, plan and execute special projects as assigned.
Perform other duties as assigned.Required Qualifications & Skills:- One (1) year of specialized training beyond high school in the building trades
- Two (2) years of related experience, or equivalent
- A boiler operator’s license, or must be obtained within one (1) year of employment
- A valid Montana driver’s license, or must be obtained within thirty (30) days of employment
- Must be able to interact with staff and occasional public or vendors to exchange basic information
- Must be able to pass a pre-employment drug test and a Federal fingerprint based criminal background check
- Must have knowledge of basic computer skills to use systems related to HVAC
- Must be able to utilize email and the Internet
- Must be able to operate and repair and variety of hand tools, power tools, and medium sized equipment such as drills, saws, hammers, chainsaws, riding lawn mowers, weed eaters, and scissor lift
Work is mainly indoors with regular exposure to outside areas. Occasional physical effort involving lifting of 25 to 60 pounds is required. Intermittent (less than 15% of the time) lifting of amounts over 60 pounds is required. Work requires moderate attention to detail or deadlines between 45% and 70% of the time. There is occasional exposure (15% to 45% of the time) to multiple disagreeable elements, such as dirt, grease, odor or unpleasant weather conditions. Exposure to intensely disagreeable conditions may occur intermittently. Driving is required intermittently.
