The Construction Project Manager has ultimate ownership and accountability for the construction projects they oversee, including project budget, schedule, execution, and overall profitability. This role is expected to manage 2–3 projects at a time, with individual project sizes generally ranging from $20M to $40M+.


This position is responsible for risk mitigation across all assigned projects, ensuring the highest standards are met in every area—from architectural and engineering coordination to subcontractor selection, contract language, and jobsite safety and cleanliness. This individual is expected to set the standard and the pace. Project expectations and non-negotiables must be clearly established and consistently executed across all projects.


The Construction Project Manager will work closely with the Pre-Construction Manager on initial schedule development, general conditions planning, subcontractor selection, and buyout, as well as with the Construction Superintendent on day-to-day project execution.


This role requires a driven, solutions-oriented leader and strong relationship builder who knows how to get the best from all project partners, including subcontractors, professional service providers, city officials, and the internal site team. A constant focus on pushing projects to move faster, build more efficiently, and outperform both our past work and the broader market must be central to how this role operates.


This individual should be energized by identifying savings opportunities, pursuing better ways of doing things, navigating difficult negotiations with subcontractors, and building a deep bench of qualified trade partners who will answer the phone, pursue our work, and perform at a high level.


Experience / Education

  • Degree in Construction Management, Engineering, Architecture, or a related field preferred; equivalent work experience will be considered.
  • 5–8+ years of multifamily real estate development and construction experience required.


Overall Responsibilities

• Assist the development team with initial construction cost estimates using historical pricing, market data, and total project cost expertise. 

• Partner with the development team, architects, and engineers during plan development from schematic design (SD) through design development (DD) and construction documents (CD), incorporating internal feedback, programming needs, and subcontractor input. 

• Maintain ownership of the cost database and historical project cost information by project, trade, and cost category. At any given time, we should know our costs per unit, per linear foot, per square foot, and by major cost category across projects. 

• Lead the implementation and management of software that supports pre-construction and project management processes, including Procore, Bluebeam, Square Takeoff, PlanSwift, and ConstructConnect, while establishing best practices for use across the team. 

• Manage relationships with current and prospective subcontractors to ensure strong bid coverage, dependable partner performance, and long-term bench strength across all projects. 

• Oversee the full pre-construction process, including estimating, bidding, architect and engineer feedback, programming, and value engineering. 

• Put projects out to bid, negotiate contracts, review scope, and buy out work. 

• Own value engineering strategy and execution by sourcing ideas from subcontractors, prior project experience, and creative problem-solving. Value engineering decisions must not negatively impact resident experience, leasing value, or long-term maintenance performance. 

• Ensure accurate project budgets and schedules are established through the pre-construction process. 

• Apply strong problem-solving and strategic thinking to deliver better projects, improve profitability, and enhance the living experience for residents. 

• Partner with the Pre-Construction Manager on subcontractor selection and buyout for all projects. 

• Provide final sign-off on subcontractor contracts, including scope of work, subcontract agreements, and schedules of values. 

• Communicate project updates and performance to leadership, ownership, and investors through weekly and monthly meetings, as well as regular reporting. 

• Review and approve all field-requested change orders submitted by the project team. 

• Review and approve all invoices and pay applications prior to processing and submission to the bank. 

• Determine staffing needs for each project and manage internal project personnel, including Site Superintendents, Project Engineers, and Site Labor / Machine Operators, with accountability for hours, performance, and overall effectiveness. 

• Determine equipment needs required for project execution, including rental or purchase decisions and timing for items such as lifts, skid steers, and utility vehicles. 

• Ensure all project materials are ordered in a timely manner so they are delivered when needed to support the schedule.
