Role Objective
The Project Manager oversees multiple commercial HVAC projects from preconstruction through closeout. They manage budgeting, scheduling, procurement, subcontractors, financials, and client relationships, ensuring on-time and high-quality delivery. This role serves as the main point of contact for clients and GCs while leading internal coordination using tools like Procore and Bluebeam.
Key Responsibilities
- Lead all project operations from NTP to closeout: budgets, CPM schedules, submittals, buyout, and field coordination.
- Manage financials—cost forecasting, revenue tracking, pay apps, change orders, and margin protection.
- Ensure quality, safety, and schedule adherence through field teams and subcontractors.
- Maintain strong client and GC relationships.
- Mentor assistant PMs and model company values.
Typical Project Load:
- 4–10 active projects worth $4–$10M annually
- Individual job sizes range from $200K–$3M (up to $10M occasionally)
- Focus on HVAC-heavy commercial work: schools, retail, light industrial
- All projects are local (within ~50 miles of Atlanta)
Ideal Candidate Profile
Education: Mechanical Engineering degree preferred (or equivalent HVAC experience)
Experience:
- 1+ year as PM or 4+ years as APM at a mechanical contractor
- Proven success managing budgets, schedules, and subs
- Working knowledge of HVAC systems, controls, and install methods
