CHIEF OPERATING OFFICER

The Chief Operating Officer (COO) at LIVIANA leads the day-to-day operations of the platform, driving efficiency, team performance, and revenue growth. Overseeing technology, finance, contracts, property operations, and guest experience, they turn vision into execution. In close partnership with the CEO and sales team, the COO scales the LIVIANA inventory portfolio, builds streamlined systems, and ensures a seamless, high-touch experience for both residents and owners.

KEY RESPONSIBILITIES:

• Operational Leadership: Oversee daily operations including technology, payments, accounting, contracts, housekeeping, maintenance, and inspections, ensuring consistent 5-star service standards.
• Growth & Strategy: Work with CEO and head of sales to execute strategies for new property acquisition, improve rental margins, and improve operational efficiency by reducing costs across the platform.
• Team Management: Hire, train, and coach staff fostering a culture of accountability and high performance.
• Owner Relations: Partner with existing homeowners to maintain high retention (95%+), providing performance reports and building trust.
• Tech & Systems: Implement operational software to list and connect owners with guests, property management system dashboards, and automate workflows and processes.
• Financial Performance: Manage budgets, P&L, revenue management, and property performance metrics.

REQUIRED QUALIFICATIONS:

• Experience: Proven experience in real estate / short term property management, hospitality, or multi-unit service operations.
• Leadership: Strong team-building skills and the ability to operate within an entrepreneurial start-up framework.
• Technical Aptitude: Proficient with billing, accounting and operating systems, automation tools, and data analytics.
• Adaptability: Highly resourceful, with the ability to handle high-pressure situations, guest issues, and weekend/holiday availability.

TYPICAL REPORTING:

• Reports to the CEO.
• Works with other executives in fast-growing travel nursing rental management companies, resort management, or property management firms.
