Key Responsibilities (Aligned with CBA Duties 1–18):

1. Supervision and Leadership:

- Oversee, supervise, and provide direction to Stationary Engineers, Apprentice Engineers, and Utility Engineers.

- Ensure full compliance with safety regulations, operating protocols, and building standards.

- Conduct regular performance evaluations and manage staff training programs, ensuring adherence to Local 39 apprenticeship and advancement requirements.

2. Operation, Maintenance, and Repairs of Critical Systems:

- Operate, maintain, and repair systems, including but not limited to:

- Boilers, heaters, pumps, and related equipment for steam and heated water systems (Duty 1).

- Refrigeration equipment such as compressors, condensers, and evaporators; ensure compliance with EPA refrigerant laws (Duty 2).

- Pumps and valves for brines and secondary refrigerating liquids, including water circulation (Duty 3).

- Air compressors, filtration systems, and associated air control devices (Duty 4).

- Natural gas distribution systems with regulators and control valves (Duty 5).

- Plumbing fixtures, water softeners, sprinkler systems, and sanitary systems, including sinks and toilets (Duties 6 and 13).

- Electrical motors, engines, and VFD-powered systems for fans and pumps (Duties 7–9).

- Building automation systems for HVAC, lighting, and other controlled mediums (Duty 12).

3. Preventive Maintenance and Inventory Control:

- Implement a comprehensive preventive maintenance program to ensure operational reliability across all systems (Duty 1).

- Manage inventory of parts, tools, and materials necessary for system maintenance and repairs (Duty 17).

4. Specialized System Oversight:

- Maintain and repair compactors, sump pumps, and kitchen equipment (excluding tenant-owned) (Duties 14 and 15).

- Oversee and coordinate testing, inspection, and maintenance of life safety systems, including fire alarms and emergency response equipment (Duty 16).

5. Equipment Room Maintenance:

- Maintain cleanliness, safety, and organization of equipment rooms to uphold Employer standards (Duty 18).

6. Compliance and Documentation:

- Manage and document the implementation of MOP (Method of Procedure), SOP (Standard Operating Procedure), and EOP (Emergency Operating Procedure) programs.

- Ensure all operational activities are logged and reported in line with Employer policies and CMMS tools.

7. Training and Certification:

- Attend and successfully complete Local 39’s Supervision Training Course within 12 months of promotion to maintain compliance.
