While most companies in this space treat pest control as a commodity route business, we operate differently: every visit is a diagnostic — full property inspection, soil health assessment, and documented findings — not just a service call. Our communities are in Boca Raton, West Palm Beach, and the surrounding markets. Our clients are professional property managers and boards of directors who hold us to a high standard, and we've built our entire operation around meeting it.
The company is owner-operated and privately held. That's not incidental — it means decisions get made fast, accountability is real, and the person whose name is on the business is directly involved in client relationships and service quality. We nearly tripled revenue in our first year of operation, and we're continuing to grow — both by winning communities from competitors who have underperformed and by acquiring businesses that fit our model.
Position Overview:
We are seeking a Business Development & Sales Manager to grow our HOA, COA and commercial account base across South Florida, with a primary focus on Broward and Palm Beach counties.
This is not a residential sales role. Our clients are community association managers and HOA boards managing complex, high-value properties. The sales cycle involves multiple stakeholders, competitive bid processes, and buyers who care about documentation, accountability, and long-term vendor relationships — not price alone. The right candidate either knows this world already or can learn it fast and credibly. You will be responsible for building and managing a pipeline, developing relationships with property management companies, and converting those relationships into long-term contracts.
Key Responsibilities:
- Build and manage a pipeline of HOA, COA and commercial opportunities across Broward and Palm Beach counties, with a focus on mid-to-large communities (50+ units) managed by professional management companies.
- Develop relationships with CAMs at target management companies – these are your primary buyers and your referral engine; a single strong CAM relationship can yield multiple HOA contracts.
- Cultivate and maintain referral relationships with landscaping companies operating in our target markets – landscape partners are a consistent source of warm introductions to communities already in need of a pest/lawn vendor.
- Lead the full sales cycle: initial outreach, property walkthrough, proposal development, board presentation, and work with the back-office team for contract close.
- Present service proposals and property assessments credibly – you will be in front of boards of directors; you will learn to speak about turf health, documentation standards,and service protocols, not just price.
- Coordinate with operations on account onboarding and early service delivery to protect the relationships through the transition and management phases.
- Maintain accurate pipeline records and report on activity, conversion rates, and contract value.
Requirements:
- Proven track record in B2B sales or business development — industry background is less important than demonstrated ability to build a pipeline from scratch, manage a multi-stage sales cycle, and close recurring contracts.
- Consultative selling instinct — our sale is built on identifying a problem a community already has and presenting a credible solution; candidates who default to leading with price won't fit.
- Comfortable in formal, high-stakes settings — you will present in board meetings and management company offices; presence and credibility matter.
- Coachable and genuinely curious — we will teach the industry, the technical language, and the relationship landscape; we can't teach the drive to understand what you're selling or the discipline to follow through.
- Organized enough to manage 20–40 active opportunities across multiple stages without things falling through the cracks.
- Bilingual English/Spanish is a plus.
Compensation package:
- $105,000 OTE (base salary of $55,000 plus commission, with realistic on-target earnings reaching $105,000)
