Job Description

We are seeking a Right of Way Project Manager / Assistant Director of Right of Way to join our team in Manassas, VA, supporting transportation, energy, and utility projects. This role plays a key leadership position within our nationwide Right of Way practice. The position is responsible for leading Right of Way projects from pursuit through completion, managing teams and subconsultants, coordinating with clients and internal stakeholders, and ensuring projects are delivered on time, within budget, and to a high standard of quality. This role operates in a hybrid work model (3 days in office / 2 days remote) and requires candidates to be within reasonable commuting distance of Manassas, VA.

Responsibilities

  • Lead Right of Way projects from initiation through completion.
  • Manage teams and subconsultants effectively.
  • Coordinate with clients and internal stakeholders.
  • Serve as primary point of contact for DOT and public sector clients
  • Maintain client-facing communication
  • Oversee financial and contract management, including budget forecasting and proposal support.
  • Engage in community outreach, business development, and eminent domain activities.

What We're Looking For

  • Proven ability to lead Right of Way teams and manage multiple projects.
  • Strong experience in DOT transportation programs; experience with VDOT is valued.
  • Experience in team leadership and mentorship, managing 3–4+ direct reports.
  • Ability to read and interpret engineering and construction plans.
  • Comfort with budgets, schedules, and project financials.
  • A proactive, solution-oriented mindset
  • Strong verbal and written communication skills

Additional Skills & Qualifications

  • Bachelor’s degree or equivalent professional experience.
  • 5+ years of Right of Way experience across land acquisition, easements, title, and permitting.
  • 2+ years of supervisory experience leading Right of Way teams (preferred).
  • PMP certification and IRWA credentials preferred.
  • U.S. citizenship preferred due to client and contract requirements.

Work Environment

This role offers a professional office environment with hybrid flexibility. It is primarily office-based with local project travel. The position involves frequent client meetings and coordination with internal technical teams. Standard office equipment is used, and occasional lifting of up to 20 lbs may be required. The work environment is results-oriented, focusing on accountability, trust, and outcomes.

Pay and Benefits

The pay range for this position is $135000.00 - $150000.00/yr.
