Appraiser - Real Property

Under the administrative direction of the Chief Appraiser or other senior appraiser staff, the Appraiser I performs field appraisals. Their work involves appraising and fixing values on all residential, commercial and rural property; conducting field reviews; collecting data; performing various office tasks and updating assessments and records on split properties, line changes and current use properties. Assist in county wide appraisal program and interviews property owners to explain property appraisal methods and techniques.

Duties and Responsibilities
  • Conducts field inspections.
  • Compiles construction data under appropriate parameters and assigns class designation according to Alabama Appraisal Manual.
  • Calculates acreage by class and makes notes on Property Change Forms.
  • Measures new residential structures, additions and building (i.e., garages, carports, utility buildings and barns) and make a rough sketch.
  • Price land which has been split off from a parent parcel and re-price parent parcels which have had line or acreage changes.
  • Conduct field inspections on properties which have had applications made for current use.
  • Determines that properties qualify for current use; verifies property is same type as stated by owner of application.
  • Re-class these properties.
  • Organizes parcels for field review.
  • Explains to taxpayers how taxes and property values are derived.
  • Performs all duties in a safe and efficient manner.
  • Performs all other duties as assigned by supervision.
MINIMUM REQUIREMENTS
  • BS or BA in Business, Accounting, Finance, or Real Estate OR an Associate Degree and two years of related experience.
  • Valid driver's license.
  • Must be 21 years of age or older.
  • Must be willing to work nonstandard hours and more than 40 hours per week.
  • Must be willing to work outdoors and travel overnight when necessary.
PREFERRED REQUIREMENTS
  • None.
WORKING CONDITIONS
Work is performed equally indoors and outdoors, subject to weather extremes when working outdoors.

PHYSICAL REQUIREMENTS
Work is medium in nature and involves walking and standing for long periods of time; sitting, bending, lifting and carrying.EXAMINATIONS: No written or performance examination will be required for this position.
